In Richmond’s Fan neighborhood, where Kensington Avenue terminates at Stafford Avenue just West of Scuffletown Park, there is a block of through-lots bounded by Kensington, Stafford, Park, and Davis Avenues.  With the purchase of the property at 2409 Park Avenue, Reid Pierce of Pierce Development saw a rare opportunity for an infill project in the heart of the Fan.

For many years the 9,640 square foot property was an oversized, overgrown lot with four tired rental units accessed from Park Avenue plus rundown garages on Kensington.  Subdividing the property into four new single-family lots allowed two attached houses facing Park and two attached houses facing Kensington. An existing alley provides access to garages at the interior of the block. The subdivision was by-right for the R-6 Single Family Attached Residential District. No Rezoning or Special Use Permit was required.

On Park Avenue the original 1920 house was restored, enlarging the kitchen, and adding a garage, master suite, and expanded third floor with rooftop terrace, now 3500 sf total. The new construction adds a contemporary style to the neighborhood.  The three new homes range from 3300 - 3500 square feet, and each has an attached garage, elevator, and rooftop terrace. Open main level floor plans, generous amounts of light, and private outdoor spaces characterize this next generation of Fan living.

The two Park Avenue houses have sold, and the two Kensington houses are under contract.  The original purchase price for the property was $612,500, and the total sale amount for the four houses is $4.75 million.
